About Waikerie Lifestyle Village

Waikerie Lifestyle Village is the first and only land lease community in South Australia’s Riverland. More than 60 homes are a part of our Village, as of today, with a total of 150 homes planned for the completed development. Residents can choose to design and build their home, pick a readily available floorplan or buy a newly built spec home. All homes are built with the needs of over 55’s at the forefront of design, have a price range to suit most budgets, and are move in ready. Our Community Manager is on-site daily and you will get to know them well as they will connect you with other residents, take care of your parcels and answer any questions you may have once you’re settled in. You don’t have to be retired to live at the Waikerie Lifestyle Village but it is the ideal location to slow down and start living the lifestyle you deserve.

No. You do not have to be retired to live in our community. The only requirement is that all residents are over 55 years of age.

Waikerie Lifestyle Village is a Land Lease Community, meaning you own your home and rent the land on which it sits. As such, you are eligible for a range of savings and government subsidies. Plus, it frees upfront cash usually spent on purchasing land or entry fees at other retirement villages. It also means you (or your family as part of a willable estate) will retain all capital gains from the sale of your home, and there are no costly exit fees. This is what makes Waikerie Lifestyle Village a more affordable retirement choice compared to other retirement villages.

Yes. You own your own home at Waikerie Lifestyle Village, which means you are free to decorate it to your style*. You can also choose to have NBN, simply arrange for your preferred supplier to come out and connect you when you're ready.

When you decide to move on, you (or your family as part of a willable estate) will retain all capital gains from the sale of your home.

*Some external/structural changes to your home may be subject to approval.

At Waikerie Lifestyle Village you lease the land on which the home sits but own your home. It’s one point of difference that separates our Village from other retirement villages as well as what makes our Village an affordable retirement choice. Unfortunately, this means you cannot rent a home.

Once you’ve purchased your home, all you pay is….

Our weekly site fees, which are:

$94.27 weekly ($162 minus $67.73 rent assistance rebate) for singles
$132.40 ($181 minus $48.60 rent assistance rebate) for couples.

The weekly site fees cover common area maintenance as well as all Village Management. They also cover the emergency service levy, water rates & council rates meaning you don’t receive a separate bill to pay on top of your weekly site fees!

Building a home in the Waikerie Lifestyle Village will take approximately 10 -12 weeks from the time you decide to build until the day you move in. The exact build time will vary depending on your choice of design and is also subject to conditions permitting.

This means external factors, such as supply shortages, increased building activity & high trade demand seen in 2021-2022, may extend the build time.

You can take the wait out of the building by buying a newly built spec home for sale.

Yes, your visitors are welcome to stay up to 30 days in a visit (up to a total of 50 days in a calendar year). We only ask that you let the Community Manager know when you have visitors. We are also affiliated with the Waikerie Holiday Park across the road, and as residents, your visitors can save should they choose to stay there.

Yes. Pets are welcome to live with you at Waikerie Lifestyle Village. We understand the important role pets play in living the lifestyle you deserve.

As you own your home at Waikerie Lifestyle Village, it is willable. Should you pass away while still being a member of our community, your family can sell your home and will retain all capital gains from the sale of your home.
